The Gallery is in a fantastic location to frame the sea and to be seen from vistas as far away as the railway station. However, its proximity to the sea has not been fully appreciated or costed. Damage to the concrete is showing already with cracks appearing in the ground level facade and the stainless steel balcony is no longer stain free and is already rusting and marking the concrete facade. The car park tiling is also showing large horizontal cracks that suggest the site is going to need maintenance soon.
